Asbestos was a commonly used additive to many building materials in homes, schools, commercial and industrial buildings. While its use declined significantly in the early 1980s, asbestos use has not been banned in the US and can be found in new construction. For this reason, there is no cutoff date for which an asbestos inspection is not required. 

According to the US Environmental Protection Agency, all regulated facilities must be thoroughly inspected for asbestos prior to demolition and renovation activities, regardless of the building’s age. If asbestos is disturbed, the microscopic fibers can become airborne and pose an inhalation hazard to building occupants and employees. Asbestos exposure can cause lung cancer, asbestosis and mesothelioma.

Asbestos in Demolition and Renovation Projects

Asbestos can be found in thousands of building materials, such as flooring, countertops, plaster, drywall, insulation, roofing, siding, and on pipes and boilers in basements or in walls and ceilings. Asbestos-containing materials (ACM) are not banned in the U.S. but are highly regulated. The U.S. Environmental Protection Agency (EPA) requires asbestos demolition and renovation studies regardless of a building’s age.

Asbestos becomes dangerous when the material is in poor condition or is disturbed by equipment installations, renovations, or remodeling. The most common activities that cause significant asbestos exposure and contamination are heating system replacements and renovations.
